Every house in Medivia changes hands through a public auction. Find a home you like in the listing, open its page and place your bid — the highest offer standing when the timer runs out wins the keys.

To take part, your character must be offline and must hold a confirmed balance in the banking or depot system — in Gold Coins or Medivia Coins — equal to or greater than your maximum bid.

Winning is not the end of the story. At the next server save the initial rent and the auction fee are collected, and from then on the monthly rent is debited from your balance or any depot that can cover it — keep it funded, or the house is lost.

Living arrangements can change: use !leavehouse to move out, or hand the keys to another player with !sellhouse playername. Both characters must stand close together; a trade window opens with the deed of ownership and the buyer pays the exact asking price.

VIP houses play by their own rules. They are purchased in game with Medivia Coins through the !buyhouse command — or, on some worlds, through auctions held in Medivia Coins — and the price together with the first month's rent is deducted at the next server save.
